Cleaning, maintenance, and care are run by people on our own team. Not subcontracted out. Standards stay the same; the portfolio expands when we’re ready to take a house on properly, not before.

A real location

Walking distance to the lagoon, or with a private stretch of coast. We focus on the west (Flic en Flac and the wider Black River area) and the north (Grand Baie, Pereybère). Outside those zones we still talk, but the bar is higher.

Interior we can stand behind

Interior design matters more than architecture. We look for residences with a clear point of view. If the home isn't quite there yet, our design team can take it to launch-ready (scoped per project).

Studio through estate

Apartments, penthouses, villas, multi-unit estates. Our portfolio sleeps two to eighteen. The brief is quality and intent, not bedroom count.

Maintained, not patched

Reliable internet, full TV channel package, working AC in every bedroom, proper hot water. The basics on a service schedule. We provide the linen.

A pool isn't a hard requirement. Where one exists, we look at sun exposure that actually works through the day. Sounds obvious; often isn't.

What we charge

Three ways we work
with owners.

All commissions, setup fees, and add-ons are per unit. Multi-property owners and hotels: portfolio rates available, let's talk. All fees subject to Mauritius VAT.

A note on the math: on OTA bookings (Airbnb, Booking.com, etc.) our commission is taken on the booking amount after the channel’s own fee, so a 20% headline lands closer to ~17% of the gross. We’ll walk you through the numbers on your specific listings during the site visit.

For a property managed by Friday, the direct-channel commission replaces an OTA host-channel fee when the booking comes through friday.mu. The selected Online, Standard, or Full Service management rate then continues to apply to Rental Income under the signed Commercial Schedule.

For hotels

We don't take operational handover from hotels. You keep the front desk, the team, the brand. What we layer on: listings across every relevant channel, performance-driven dynamic pricing, and 24/7 multi-language guest messaging.

For multi-property portfolios

Three units or thirty. The tier pricing on the public page is the per-unit baseline. Real portfolio rates are negotiated in the conversation: fewer units of friction as you scale up, owner reporting that consolidates across properties, a single point of contact who knows your whole holding.

How it works

From first call to
first booking.

The team handles initial vetting. Ishant joins from the site visit onward. From the site visit, launch can happen in as little as one week when the home is already at standard. Two to six weeks is more typical when there’s prep work or a design refresh involved.

Someone from the team picks up. We ask the basics about the home, what you want, and what the timeline looks like. Brief, no pressure.

Site visit with Ishant

If we think it's a fit, Ishant comes to the property in person. We walk every room, the garden, the pool, the staff quarters. Half walk-through, half conversation.

Agreement + Standards Book

A clean agreement covering scope, fees, and standards. The Standards Book lists what we provide and what stays with you (internet, TV, AC, hot water).

Pre-launch build

Gap analysis, amenities setup, any build-out work, preventative maintenance baseline, aesthetic check. Photoshoot last.

Live across every channel

Listing goes up on friday.mu, Airbnb, Booking.com, every relevant OTA. First booking usually within two weeks of launch.

By the time we visit your home, you’ll be talking to me.

The team picks up quickly and schedules a brief call to gather the basics. By the time I arrive on site we’re already past the “tell me about the property” part. The visit itself is half walk-through, half conversation about how you use the home today and how we’d run it.

If you’ve filled the form and sent a few interior + exterior photos through, we can skip the call and go straight to the site visit. Either way, you’ll know quickly whether we’re a fit, and we’ll be straight about it.

What's the commission rate?+

For managed properties, the standard tiers are 15% Online, 20% Standard, and 25% Full Service. A direct booking through friday.mu also carries a 13% direct-channel commission that replaces an OTA host-channel fee; the selected management commission then applies to Rental Income. Exact rates are recorded in the signed Commercial Schedule and are subject to Mauritius VAT.

What's the difference between Online, Standard, and Full Service?+

Online covers distribution, dynamic pricing, booking management, and guest communication. Standard adds scheduled cleaning, welcome-pack restocking, and inventory checks. Full Service adds maintenance coordination and supervision plus on-site support when operations require it. The signed Commercial Schedule records the exact scope for each property.

What's the setup fee?+

Tiered by service level: €100 for Online, €150 for Standard, €200 for Full Service. Covers listing setup, multi-channel onboarding, copywriting, initial pricing grid, and the standards briefing. All fees per unit, subject to Mauritius VAT.

What's the minimum term?+

For a new enquiry, the general starting point is a twelve-month term with two months' notice. The exact terms are confirmed in the Management Agreement for the property. If you have already signed, your Management Agreement controls.

How long does onboarding take?+

One week when the home is already at standard. Two to six weeks more typically, time to finish prep work, a design refresh, or the photoshoot. The team handles initial vetting on a brief call; Ishant joins from the site visit onward.

Can I list multiple properties?+

Yes. The tier pricing on the public page is the per-unit baseline. For three units or more, or for a hotel operator, portfolio terms are negotiated in the conversation, with consolidated reporting and a single point of contact.

Who handles guest issues, complaints, and refunds?+

Friday, end-to-end, across all tiers. No ticketing systems, no being passed around. The same team from enquiry to check-out. On Full Service, on-site escalations are also handled by our team (maintenance, neighbour issues, atypical situations).

What if I want to take my property back from the portfolio?+

For a new enquiry, the general starting point is a twelve-month term with two months' notice. Open bookings are honoured and we organise a clean handover. If you have already signed, your Management Agreement controls, including timing and any exit costs.
