Document status and version control

  1. Incorporation by reference. This Standards Book is incorporated by reference into each Management Agreement executed on the 2026 contractual stack (Management Agreement + Commercial Schedule + Owner Terms & Conditions) and into those Owner Terms & Conditions (the "Owner Terms"). It forms part of the contractual framework between the Manager and each property owner (the "Owner") contracting on that stack. For Owners whose agreements incorporate the Terms & Conditions version dated 27 June 2025 ("legacy Owners"), this Standards Book is not incorporated into, and does not amend, their contracts: Part B applies to their Properties as a matter of law, and Part A applies to them only as the Manager's operational guidance — the published statement of what the Manager reasonably deems necessary under clause 8.3 of that version — and never overrides an express value in their contract (for example, the ≥ 30 Mbps internet minimum in that version).
  1. Order of precedence. If there is any conflict or inconsistency between the contract documents, they apply in the following order, the earlier prevailing over the later:
  2. the signed Management Agreement (cover document);
  3. the Commercial Schedule (Annex A) signed with the Management Agreement;
  4. the Owner Terms & Conditions (the version applicable to the Owner's agreement);
  5. this Standards Book.
  1. Changes to this Standards Book. The Manager may revise this Standards Book from time to time. A revision that materially increases the Owner's obligations or costs takes effect only on thirty (30) days' written notice to the Owner. Corrections, clarifications, and reductions of Owner obligations take effect on publication. Changes required to reflect a change in law or in the requirements of a competent authority (including the Tourism Authority) take effect as and when the underlying law or requirement takes effect, regardless of notice period.
  1. Where to find the current version. The current version and all archived versions of this Standards Book are published at https://www.friday.mu/standards/2026-08, each identified by version number and date. The version applicable to any question is the version in force at the relevant time.
  1. Current operational contacts are excluded from version control. Contact names and numbers are supplied privately through the owner portal or the onboarding channel and may be updated without a version change to this Standards Book.
  1. Language. This Version 2026-08 is issued in English. A French translation will follow; until a French version is published and expressed to be operative, this English text is the operative text.

1. Introduction

1.1 Purpose

This Standards Book sets out:

  • Part A — the minimum readiness standards a property must meet before and throughout its time under Friday management (the "Friday Standards");
  • Part B — the premises, equipment, and safety requirements imposed by the Tourism Authority on certificated tourist residences (the "Regulatory Standards") — these are legal requirements, not Friday preferences;
  • Part C — the operational standards applicable where the Owner performs work (cleaning, stocking, linen) under the Owner's chosen service tier;
  • Part D — the consumables and supplies ownership matrix by service tier;
  • Part E — activation and owner-access information;
  • Part F — communication channels;
  • Annex 1 — the Owner Compliance Pack (key documents collected at onboarding, by acquisition route — non-exhaustive; the TA checklist in force governs);
  • current operational contacts, supplied privately through the owner portal or onboarding channel.

1.2 Defined terms

Capitalised terms not defined here have the meaning given in the Owner Terms. In this Standards Book:

  • "Property" means each property listed in the Owner's Management Agreement.
  • "Tier" means the service tier selected in the Owner's Management Agreement, at the rate and scope for that tier set out in the Owner's Commercial Schedule (Owner Terms clause 4.1). The current tiers are Online, Standard, and Full Service. Owners whose agreements pre-date the current commercial model (legacy tiers frozen at the Terms & Conditions version dated 27 June 2025) are mapped to these Parts as described in Section 1.3.
  • "TAC" means a Tourist Accommodation Certificate issued under the Tourism Authority Act.
  • "TA Guidelines" means the Tourism Authority's Guidelines for Tourist Residence (as updated 15 May 2025, and as amended from time to time).
  • "Turnover" means the preparation of a Property between one guest departure and the next guest arrival.
  • "Owner-Performed Work" means any cleaning, stocking, linen supply, or related operational work that, under the Owner's Management Agreement, Commercial Schedule, and Owner Terms, is performed by the Owner rather than the Manager.
  • "Standards Flag" has the meaning given in Section C.5.

1.3 Who this applies to

  • Parts A and B apply to every Property under a Management Agreement executed on the 2026 contractual stack, on every Tier, from onboarding and throughout the term. Part B applies as a matter of law to every certificated (or certification-pending) tourist residence irrespective of anything in the Owner's contract.
  • Legacy Owners (Terms & Conditions version 27 June 2025): Part B applies to their Properties as a matter of law. Part A is not contractually binding on legacy Owners; it applies to them only as the Manager's operational guidance under clause 8.3 of that version (the published statement of what the Manager reasonably deems necessary), and where that version states an express value (for example, internet of at least 30 Mbps), the express contractual value prevails over any different value in this Standards Book.
  • Part C applies only to Owner-Performed Work. On the current commercial model this principally means: cleaning and stocking on the Online Tier; and stocking and/or linen where the Owner has elected to self-supply on the Standard Tier. For Owners on legacy tiers (Terms & Conditions version 27 June 2025), the Manager performs cleaning and linen services on all stays, and Part C applies only to work the Owner in fact performs under that agreement (for example, owner-cleaned owner stays under clause 8.5 of that version).
  • Part D allocates consumables and supplies by Tier. For legacy-tier Owners, the allocation in their agreement and statements prevails (see the order of precedence above).

1.4 Stricter value governs

Where the TA Guidelines and the Friday Standards both address the same item, the stricter requirement governs. Section B.12 contains a reconciliation table. Where the Owner Terms state a quantitative minimum (for example, internet speed) and this Standards Book states a higher one, the higher value in this Standards Book is the operative service standard, subject to the order of precedence above.


PART A — PROPERTY READINESS STANDARDS (FRIDAY STANDARDS)

Every Property must meet the standards in this Part A before activation and must be maintained to them throughout the term. These standards exist to support same-day Turnovers, emergency replacements, high-occupancy periods, and five-star review performance.

A.1 Linen and soft furnishing standards

All linen must be:

  • white or neutral (no patterns);
  • in good condition — no stains, thinning, or visible wear;
  • of a quality suitable for short-term rental use (not domestic/light-use quality).

A.1.1 Bedroom linen — rotation requirement. Each bed must support a four-set rotation (1 active, 1 in laundry, 1 backup, 1 emergency spare). Minimum per bed:

A.1.2 Bathroom linen. Minimum per bathroom: bath mats — 3; hand towels — 4. Bath towels: 4 per guest at maximum guest capacity.

A.1.3 Mattresses, pillows, and protectors. All mattresses and mattress protectors must be under three (3) years old or in like-new condition. Mattresses, pillows, and pillow-covers must be free of stains and odours; items failing this standard must be removed from use and replaced. This Section A.1.3 applies on every Tier regardless of any linen-service subscription — mattresses, pillows, and protectors are Owner-supplied on all Tiers, and replacement responsibility sits with the Owner (see Part D).

Note: where the Owner subscribes to the Manager's linen service (see Part D), the Manager supplies and rotates linen and this Section A.1 applies to the Owner only as a backstop for any Owner-supplied items. Where the Owner self-supplies linen, Section A.1 applies in full, together with Section C.4.

A.2 Kitchenware and dining equipment standards

All kitchenware must be sufficient for the Property's maximum guest capacity, in matching or harmonious patterns, and free of chips and cracks.

A.2.1 Per guest: dining plate 1; bowl 1; mug 1; drinking glass 1; wine glass 1; forks 2; knives 2; spoons 2; teaspoons 2.

A.2.2 Core equipment (1 of each unless stated): bread knife; large chef's knife; butter knife; spatula; pasta server; large, medium, and small pots; pan; stew pot; wine opener; dish rack; spice rack; peeler; cutlery tray; utensil holder; cutting board; cheese grater; saucepan; small pan; baking tray; pasta strainer; baking dish; solid spoon; solid turner; whisk; deep soup ladle; kitchen bin (50 L); measuring cups (1 set); mixing bowls (1 set).

A.2.3 Essential appliances: refrigerator; stove; oven; microwave; kettle.

Regulatory note: for certificated tourist residences the Tourism Authority additionally requires a toaster, a kitchen hood/extractor, a sink, a dish rack, and lidded garbage bins, and requires a full oven (a toaster oven alone does not satisfy the TA Guidelines) — see Section B.4. The stricter list governs.

A.3 Hot water system

Consistent hot water is mandatory: either a solar hot water system or an electric water heater. Every installation must provide sufficient capacity for the Property's maximum guest count. Where solar is used, a backup electric booster/heater is required. (The TA Guidelines additionally require a constant supply of hot and cold water in every bathroom, and external placement of any gas cylinder — see Section B.6.)

A.4 Air conditioning

Working air conditioning is mandatory in all bedrooms. For Properties onboarded on the 2026 contractual stack, working air conditioning is also mandatory in the main living area. For legacy Properties, living-area air conditioning remains recommended unless the applicable agreement states otherwise.

A.5 Internet / Wi-Fi

  • Reliable internet suitable for streaming and remote work, with stable Wi-Fi coverage throughout the Property.
  • Minimum speed: 50 Mbps download / 20 Mbps upload.
  • The plan must be postpaid or otherwise uninterrupted; prepaid, manually topped-up, or expiring connections are not permitted.
  • The Owner is responsible for keeping the service active at all times during the term (see also Section C.6).

A.6 Television and streaming

Each Property must provide in the main living area a television meeting both of the following minimums:

  1. Streaming: a Smart TV with functioning, sign-in-capable major streaming applications (at minimum Netflix and YouTube; Prime Video and Disney+ capability recommended), such that guests can sign in with their own accounts. A non-smart television fitted with a functioning streaming device (e.g. Chromecast, Fire TV, Apple TV) satisfies this limb; and
  2. Live TV: at least one live-television solution — an IPTV or cable/satellite package, or a live-TV streaming service — available to guests without additional charge.

A single device may satisfy both limbs (for example, a Smart TV with streaming apps plus an installed IPTV package). HDMI input must be available and functional. The TA Guidelines separately require a television set in the living area of every certificated tourist residence (Section B.2); this Section A.6 is the stricter standard and governs.

A.7 Furnishings and guest essentials

A.7.1 Bedrooms: proper bed base and mattress; bedside table (minimum 1 per bed; one between beds acceptable in a twin room); clothing storage; minimum 10 hangers per bedroom (wire hangers not acceptable); blackout curtains achieving at least 90% light reduction; air conditioning per Section A.4.

A.7.2 Living area: sofa seating for maximum occupancy; television per Section A.6; coffee table.

A.7.3 Dining: dining table and seating for maximum guest capacity at one sitting.

A.7.4 Laundry: washing machine; drying rack.

A.7.5 Basic appliances: hairdryer; iron and ironing board; minimum 2 multi-plugs; minimum 1 extension cord.

A.8 Decorative standard and aesthetic review

The Manager may recommend minor adjustments where décor materially hurts listing quality, photography, or brand presentation. An aesthetic review is carried out before activation. Where a Property does not meet the Manager's interior standards, the Owner may bring it to standard themselves (checklist provided; re-inspection required) or engage the Manager's design service on the terms quoted per project (see the Commercial Schedule).

A.9 Recommended amenities (non-mandatory)

  • Convenience: coffee machine; blender; dedicated workspace; dishwasher; dryer; rice cooker.
  • Safety: first-aid kit (mandatory for certificated residences — see Section B.10); free on-premises parking (a regulatory minimum applies — see Section B.8).
  • Lifestyle: beach essentials; books.

These items are not required for activation but demonstrably improve competitiveness, achievable rates, conversion, and review scores.


PART B — REGULATORY STANDARDS (TOURISM AUTHORITY REQUIREMENTS)

These are Tourism Authority requirements for certificated tourist residences — not Friday preferences. They are drawn from the Tourism Authority's Guidelines for Tourist Residence (updated 15 May 2025) issued under the Tourism Authority Act. Every Friday-managed Property is a "tourist residence" for the purposes of that Act and must hold a Tourist Accommodation Certificate before it is marketed or let, unless a transitional mechanism confirmed in writing by the Tourism Authority applies to the Property. Operating or advertising without a TAC is a criminal offence. Statutory compliance with this Part B rests with the TAC holder — the Owner as holder in the default case, or the Manager where the bundled scheme-unit (management-company) route applies to IRS/RES/PDS units per Annex 1. Contractual responsibility for the premises meeting this Part B rests with the Owner in all cases, whoever holds the TAC; the Manager assists per the Owner's Tier and the Commercial Schedule. The Tourism Authority may amend its guidelines at any time; the version in force governs.

B.1 Layout minimums

Every tourist residence must comprise at least: (a) a living area; (b) a dining area; (c) a kitchen; (d) bedroom(s), including at least one double room per unit; (e) bathroom and toilet; (f) a parking area. A terrace/balcony is optional.

B.2 Living area

The living area must provide: armchairs and coffee tables commensurate with full occupancy; reading materials (books/magazines, brochures, a map of Mauritius, a guide on Mauritius, and a telephone directory); a television set; telephone facilities; social and electronic games; an internet connection with Wi-Fi access; and good ventilation and adequate light.

B.3 Dining area

Table and chairs seating all guests collectively at full occupancy at one sitting; any tablecloth of good-quality textile and stain-free; glassware, cutlery, and chinaware in harmonious patterns, free of chips and cracks; and, commensurate with capacity: table mats, knives, dinner forks, teaspoons, dessert spoons, soup spoons; side plates, dinner plates, dessert plates, cereal bowls, cups and saucers; microwave-resistant ware.

B.4 Kitchen

Strict sanitation, cleanliness, and hygiene throughout. The kitchen must contain: microwave; refrigerator; oven; stove; kitchen hood/extractor; toaster; kettle; sink; dish rack; garbage bins with lids; kitchen utensils. Food preparation, refrigeration, and scullery must comply with Ministry of Health recommendations (Food Act 1998). Equipment and utensils must be kept tidy.

B.5 Bedrooms

  • Minimum sizes (excluding toilet, bathroom, entrance, balcony, veranda): single room 10 m²; double room 12 m²; family-size room 16 m². At least one side of each room must be at least 3 m long. At least one double or family-size room per unit.
  • Beds: single room — a single bed of at least 90 cm × 180 cm; double room — two singles of 90 cm × 180 cm each or one double of at least 140 cm × 180 cm.
  • Bedding: one anti-allergic standard pillow per person, plus one extra pillow available per guest; mattresses of at least semi-orthopaedic standard; fitted mattress protectors or thick under-sheets; bed sheets and pillowcases changed for each new arrival; one bed sheet and one blanket per bed with extras available according to length of stay.
  • Fittings: thick lined curtains, blinds, or shutters on all bedroom windows; a ceiling or wall light; a wardrobe with at least 7 hangers (no wire hangers) and shelves; a full-length mirror; a waste basket; an air-conditioning unit or an appropriate number of fans; at least one plug-in anti-mosquito device per room; at least one double power point; at least one international adaptor; a bedside table or shelf beside all beds (one between beds acceptable in a twin room).
  • Bedrooms must be kept clean and spotless.

(Friday's Part A is stricter on several of these items — hangers, blackout curtains, air conditioning, linen rotation — see Section B.12.)

B.6 Toilet and bathroom

Every bathroom must have: a water heater providing a constant supply of hot and cold water (solar encouraged; any gas cylinder must be safely placed externally); wash basin and mirror; a shelf for personal effects; bathtub or shower with shower curtain (or equivalent screen); one hand towel and one bath towel of 100% cotton per person, changed for each new arrival or on request; a bath mat; a waste basket; a pedal-operated bin; a ventilation system; a towel rack and hanger; clothing hooks; a toilet with seat and lid; European sanitary ware and fittings with non-skid floor tiles. Toilets and bathrooms must be kept clean and spotless.

B.7 Laundry and ironing

Laundry and ironing facilities must be made available.

B.8 Compound and parking

  • One parking slot per three rooms, or per apartment of up to three rooms.
  • Slots of 2.5 m × 5 m, clearly demarcated, accessible, independent, and free from obstruction at all times.
  • Offsite parking may be considered where accompanied by the relevant authorisation.
  • The compound must be fenced and well maintained.

B.9 Garbage and pest control

Premises must be kept free of pests, rodents, undesirable odours, and waste. At least one covered, insect- and rodent-proof, non-leaking bin, kept clean inside and out; a designated disposal area; a pest-control system in place; and no burning of refuse on or around the premises.

B.10 General requirements

  • The establishment is to be let collectively at a time (whole-unit letting).
  • Emergency lighting (e.g. torches or night-lights) must be provided; candles are not acceptable.
  • Standby generator — for tourist residences with four (4) bedrooms or more: a standby generator capable of powering minimal lighting to all rooms and public areas and refrigeration.
  • A proper first-aid kit with no expired items.
  • At least a three-day supply of safe drinking water kept in stock at all times.
  • Running water at all times for toilets, bathrooms, cleaning, and kitchen.
  • TAC applications are finalised only after compliance with all Tourism Authority requirements and receipt of favourable Fire and Health Department clearances; the holder must possess all clearances/permits/licences required under any other enactment.
  • No nuisance, illegal activity, noise pollution, or neighbourhood obstruction.
  • Furniture, furnishings, flooring, fittings, and décor in acceptable quality and condition — intact, without tears, holes, breakages, or cracks.
  • All electrical works properly executed and hazard-free; good lighting and ventilation across all areas; entrance and common areas adequately lit.
  • Overall sanitation and hygiene maintained throughout, with a regular cleaning schedule in place.

B.11 Safety and security

The TA Guidelines note that items (a) and (b) below are assessed after approval of the TAC application:

  • (a) Burglar alarm: an integral burglar-alarm system linked to a security company offering rapid response.
  • (b) 24-hour CCTV — properties of five (5) rooms and above: 24-hour camera surveillance with recording, covering common and high-risk areas; systems to be modern (infrared colour cameras, high resolution, adequate memory, good-quality recording and playback), upgraded where necessary.
  • (c) Digital safe: a 4-digit PIN electronic safe, affixed to the wall in a concealed position, to protect guests' valuables.
  • (d) Emergency telephone numbers: a list of emergency numbers displayed in a conspicuous place. (The Manager supplies a house-manual template including this list; the Owner must keep it displayed.)
  • (e) Security staff: a Certificate of Character is a prerequisite for the employment of any security staff (watchman).

Record-keeping and display. The TAC (or a certified copy) and any conditions endorsed on it must be kept at the Property and available for inspection; the Tourism Authority inspects premises (with police assistance where warranted). The Manager maintains guest registration data (including the data needed for tourist-fee exemption evidence) as part of its check-in process; the Owner must not obstruct, and must cooperate with, any Tourism Authority inspection.

PART C — OPERATIONAL STANDARDS FOR OWNER-PERFORMED WORK

C.1 Applicability

This Part C applies wherever the Owner performs work that the Manager would otherwise perform, namely:

The standards below are the contractual benchmark for that work. Below-standard Owner-Performed Work is subject to the flag, remediation, and consequence mechanics in Section C.5.

C.2 Cleaning standard (where the Owner cleans)

Every Turnover cleaned by or for the Owner must be completed before the Manager's published check-in time on the day of arrival, including on same-day Turnovers, and must leave the Property guest-ready, meaning at minimum:

  1. Linen: all bed linen and towels changed for fresh, laundered sets meeting Section A.1 / C.4; beds made hotel-style.
  2. Bathrooms: sanitised throughout (toilet, basin, shower/bath, tiles, mirror); fresh towels and bath mats; hair and residue removed; drains clear.
  3. Kitchen: all crockery, cutlery, and cookware clean, dry, and stored; refrigerator emptied of prior guests' perishables and wiped; oven, stove, hood, and microwave degreased; sink and surfaces sanitised; bins emptied with fresh liners.
  4. Living/bedrooms: all surfaces dusted and wiped; floors vacuumed and mopped; mirrors and interior glass smear-free; furniture reset to the listing layout.
  5. Waste: all bins emptied, cleaned as needed, fresh liners fitted; no refuse left in the compound.
  6. Odour and ventilation: property aired; no smoke, damp, drain, or pet odours.
  7. Exterior touch: entrance, terrace/balcony furniture, and visible exterior areas swept and tidy; pool and garden areas (where applicable) presentable per the relevant service arrangement.
  8. Inventory reset: consumables restocked per Section C.3; kitchenware count restored to Section A.2 levels; damaged or missing items reported to the Manager before check-in.
  9. Checks: AC, hot water, Wi-Fi, TV, and lighting spot-checked and working; safe emptied and reset; keys/lockbox verified.

The Manager may inspect any Owner-cleaned Turnover (in person or by requesting timestamped photographs) before check-in.

C.3 Stocking standard (where the Owner stocks)

At every check-in the Property must hold at least the following, fresh and in unopened or evidently sanitary condition:

  • Per bathroom: 2 toilet rolls (plus 1 spare per bathroom stored on site); hand soap; bin liners.
  • Kitchen: dishwashing liquid; sponge/scourer (new or visibly clean); tea towels (clean); bin liners; basic condiments (salt, pepper, cooking oil) unless the listing states otherwise.
  • General: bin liners for all bins; cleaning basics for guest use (multi-surface spray, broom/mop access); matches or lighter not required (candles are prohibited — Section B.10).
  • Welcome consumables advertised on the listing (e.g. coffee/tea/sugar, welcome pack items): as advertised, without omission.

Stocked items must not be expired, and part-used toiletries must not be presented as fresh. The stocking list for a specific Property may be extended by the Manager to match that Property's published listing content; the listing governs.

C.4 Linen standard (where the Owner self-supplies linen)

Owner-supplied linen must at all times meet Section A.1 (quality, colour, rotation quantities) and, per stay:

  • be freshly laundered for each new arrival (and changed mid-stay where the booking includes a mid-stay service);
  • be free of stains, thinning, holes, and odours — items failing this are removed from rotation immediately;
  • be laundered to hospitality standard (adequate temperature and detergent; pressed or evenly finished presentation).

The Manager may reject, and require same-day replacement of, any linen item that does not meet this standard. Where the Owner subscribes to the Manager's linen service, this Section C.4 does not apply (the Manager's service covers supply, laundering, rotation, and wear-and-tear replacement per the Owner Terms and the Commercial Schedule).

C.5 Review flags, remediation, and tier consequences

  1. Standards Flag. The Manager may issue a "Standards Flag" where Owner-Performed Work falls below this Part C, evidenced by any of: (a) a guest review or guest complaint referencing cleanliness, supplies, or linen attributable to Owner-Performed Work; (b) a failed pre-check-in inspection under Section C.2; or (c) timestamped photographic or written evidence collected by the Manager's staff or contractors. Each Standards Flag is notified to the Owner in writing with the supporting evidence.
  2. Immediate rectification. Where the deficiency risks a guest arrival, a negative review, or a health or hygiene issue, the Manager may rectify at once (arrange a rectification clean, emergency restock, or replacement linen) and charge the cost to the Owner as Other Expenses under the Owner Terms. Rectification does not require prior approval where delay would prejudice a confirmed stay.
  3. Remediation notice. For deficiencies not requiring immediate rectification, the Owner must remediate by the earlier of (a) the next check-in and (b) seven (7) days from the notice, and confirm remediation with evidence on request.
  4. Persistent failure. Three (3) Standards Flags within any rolling six (6) month period, or Standards Flags on two (2) consecutive Turnovers, constitute persistent failure. On persistent failure the Manager may, at its election and on fourteen (14) days' written notice:
  • (a) reassign the work — exercise the Service Reassignment right under clause 3.2(g) of the Owner Terms: the affected Owner-Performed Work is performed by the Manager going forward, with the tier and fee consequences authorised by clause 3.2(g) of the Owner Terms and the Commercial Schedule (a "Service Reassignment" — e.g. an Online-Tier Owner's cleaning moves to Manager-performed cleaning on Standard-Tier terms); or
  • (b) treat the persistent failure as a material breach and terminate in accordance with the Management Agreement.
  1. Costs of guest impact. Guest compensation, relocation, refund, or service-recovery costs caused by below-standard Owner-Performed Work are chargeable to the Owner in accordance with the Owner Terms.
  2. No double jeopardy. A single underlying deficiency spanning multiple bookings counts as one Standards Flag if remediated within the Section C.5(3) window; it counts afresh for each subsequent Turnover it is left unremediated.

C.6 Utilities uptime expectations

The Owner must provide and maintain reliable utilities — water, electricity, and internet — at the Property at all times during the term. In particular:

  1. Continuity. Internet must be on a postpaid or uninterrupted plan (Section A.5). Utility accounts must be kept in good standing; disconnection for non-payment is an Owner default.
  2. Hot and running water. A constant supply of hot and cold water in every bathroom, and running water for toilets, bathrooms, cleaning, and the kitchen at all times (Sections B.6 and B.10).
  3. Backup. Where solar hot water is installed, the electric booster (Section A.3) must be operational. Properties of four or more bedrooms must maintain the standby generator required by Section B.10 in working order.
  4. Outage response. On becoming aware of any utility failure (or on notification by the Manager), the Owner must initiate remedy — including logging the fault with the utility or arranging a contractor — within twenty-four (24) hours, keep the Manager informed of progress, and complete the remedy as quickly as reasonably possible. During an occupied stay, utility failures are handled under the urgent-intervention provisions of the Owner Terms, and the Manager may act at the Owner's cost within the authority limits set there.
  5. Planned interruptions. The Owner must give the Manager at least seven (7) days' notice of any planned works or interruptions affecting utilities, and must not schedule them during occupied stays without the Manager's prior agreement.
  6. Owner-appointed providers. Third-party providers engaged by the Owner (pool technicians, gardeners, façade cleaners, etc.) must perform so as not to impair the guest experience or the Manager's service quality. The Manager is not liable for delays or losses caused by Owner-appointed providers and may intervene — including engaging an alternative contractor at the Owner's cost — in accordance with the Owner Terms, where a provider's failure risks negative guest feedback, reduced satisfaction, or damage to the listing, revenue, or the Friday Retreats brand.

Prices for paid services referenced below (linen service, cleaning-fee treatment, add-ons) are set in the Commercial Schedule, not in this Standards Book. "Cleaning Fee" means the guest-paid cleaning charge defined in the Owner Terms.

Legacy-tier Owners (T&C version 27 June 2025): the Manager performs cleaning and the compulsory linen service on all stays; consumables and restocking are handled within the Cleaning Fee; all other rows follow the "Full Service" column except where that agreement states otherwise.


PART E — ACTIVATION AND OWNER ACCESS

E.1 Activation. Once Part A is met and the Property's TAC has been issued (with the Annex 1 pack collected and verified) — or a transitional mechanism confirmed in writing by the Tourism Authority applies to the Property — activation proceeds: key collection; final inspection; professional photography; listing creation and publication.

E.2 Owner portal. Owners receive access to Friday's designated owner portal for reservations, calendar access, statements, documents, owner stays, messages, and approvals. The access method and supported features are confirmed during onboarding and may change as Friday's systems evolve.


PART F — COMMUNICATION CHANNELS

F.1 Non-urgent communication is through the owner portal or another designated digital channel confirmed during onboarding, including a WhatsApp group where one is provided.

F.2 Escalation instructions and current contact details are supplied privately through the owner portal or onboarding channel. They are operational information and are not part of this public versioned document.


ANNEX 1 — OWNER COMPLIANCE PACK

Key documents Friday collects at onboarding, by acquisition route — non-exhaustive: the Tourism Authority's TAC application checklist in force governs the full dossier. The Manager collects, verifies, and retains at least the following before listing. Default TAC-holder policy: the Owner holds the TAC, with Friday acting as authorised representative — except for IRS/RES/PDS scheme units, where the Tourism Authority's management-company route (a bundled certificate held by the manager, with a unit/owner schedule) is the default.
